In addition, I’ve invested in Roth IRAs, mutual funds, and 401k's, which are great vehicles for retirement savings, but you really are supposed to set it and forget it, which then yields an estimated 5-7% annual return.  So I’ve made the switch into investing in apartment buildings for several reasons; 1) To hold a physical asset, 2) To have more control of my investments which allows me to force appreciation by increasing income and decreasing expenses 3) To find and buy apartments in high employment, income, and population growth areas in order to reduce our risk.
